Roof leak clues
Roof-related stains often appear after rain or strong monsoon weather. The stain may not be directly below the roof opening because water can travel along framing before reaching the drywall.
Plumbing leak clues
If the ceiling is below a bathroom, laundry room, or water-supply line, plumbing should be considered. A stain that grows when a shower, toilet, sink, or appliance is used may point to a plumbing source.
AC condensation clues
Blocked condensate drains, overflowing pans, or sweating HVAC components can create ceiling damage during hot weather. This type of water can repeat until the HVAC drainage issue is corrected.
Why the stain is only part of the problem
Ceiling drywall can hold moisture before a stain becomes obvious. Insulation above the ceiling may also become wet. If the ceiling is sagging, cracking, or visibly bulging, keep people away from the area until it is evaluated.
What happens after the source is repaired?
The area should be checked for remaining moisture. Depending on the condition of the drywall and insulation, materials may be dried in place or selectively removed. Cosmetic repair should happen only after the structure is dry.
